Default Help needed - Small scale bike repair workshop start-up space required

HI XBHP members,
I am looking forward to investing in a small scale mechanical repair workshop.It has to be located in delhi(preffered) or NCR(will consider). The workshop could be as small as 10ft*15ft but should have ample space.
You can think of it as a roadside small bike repairing shop.
If any Xbhp member has space in his garage or something like that and lives in delhi itself would be suited.This is the initial plan of just starting on a small scale repair shop.

I am interested in this kind of thing because:
1. I have saved a decent amount of cash working in my current organization and would like to invest in something that is a business like and is of my interest.Which made me come up to this conclusion
2.This would give me a chance to manually learn the basics of repairing from trained mechanics like clutch plate changing, engine overhaul etc. though i have seen it being done on my bike.

Furthermore once this thing gets kickstarted then I could extend it to modifications both performance and cosmetic wise.
I would like to this because:
1. At xbhp reading so much content that is posted here and after gaining experience from it,by experimenting it on my bike. I can work wonders for people who need modifications and i understand this comes with experience when you are actually into the business!
2. I have a fair amount of experience in searching for parts new and old and have been to all bike markets of delhi so it would help me in getting the right modifications done...
3. being an IT engineer I have good experience on tools . photoshop.maya etc and would help me in customizing in the customers bike in front of him and helping him get the right modification done .


I know that we all at xbhp are mature people and do modifications depending upon our taste but there are people who dont know anything about this and also there are people who just see john sitting on a hayabusa and want their CT100 looking like that .. that is exactly where i want to come into the scene helping them to do the right modifications at a fair amount of cost.
+ i hope my tech-savvy'ness could help me in making this business a success.

If my brothers at xbhp felt the same kinda thing ever . I would be obliged to share my work,business and success with you.
