Replacing ur stock rims to aftermarket rims not only decreases ur mileage, It also gives a fall in pickup... If u want some broad rim use p180's.. it gives u a good road grip...
Coming to paint jobs get ur bike a matte finish.(I dont know where it is done in hyd).It gives the bike a new look...Using a K&N airfilter with stock exhaust doesnt give u much pickup... A free-flow exhaust should be fitted... It gives u great pickup as well as top-end.. will give u the adress of the mechanic's soon...

dude... getting that disk in ur city may not be a problem [however in my city it was a problem] .... i own a non alloy uni .. and this disk was direct fit to unicorn hub .. so baught it & fitted it! it required repositioning of disk caliper assembly so have to machne a new breacket for that .. with a 6mm plate! thats it ..

well friend .. IT IS a bigger disk .. 298 mm disk stock is 240 mm ....
if ur going for fz rim then 267 mm is not bad even ..
i have changed disk-rotor only and machined new bracket! rest is stock.

I think you can manage to get about 27-30K for your Uni, if it is in good condition&you sell it in the right place. As for FZ, since you will get at the most a 1.5 year old bike, I think you need to pay atleast 50K for it. Check with others in the Hyd thread, as well as dealers outside in Koti, etc.areas. All the best!
