By the way are we still able to pin point the sound coming from the rear side of the bike, mostly from under the seat.
Is it 100 percent due to the chain getting loose or is it something else.

In between someone has posted about the rear shock absorber being the culprit. Every time I take it the service center they will tighten the chain and the sound will be gone for few days and after some days it starts again.
replace the rear brake pads , the front ones have plenty of life left in them. yes, the oem rear pads cost around 200.. they are the same as the ones from p220/cbr250. get the oem from svc and you are good to go.
as for troubleshooting sounds, it is difficult to pin point the cause without riding the bike/hearing it. you could maybe check the front sprocket for excessive wear(i.e. the teeth would be worn/pointed and hooked i.e. bent).. this is known to cause a khat khat noise, especially at slow speeds.

You should get the bike from that another showroom, for complete peace of mind

Ya, the noise is there only at slow speeds. Will get the rear pads replaced and also the sound checked by making the service centre guy ride it and check it.

Which showroom in Coimbatore are you actually trying to purchase it from, guessing you're from Coimbatore from your handle. Is it it the Peelamedu KTM showroom?

    Cheers!

Once upon a time, a guy asked a girl 'Will you marry me?'
    The girl said, 'NO!'

And the guy lived happily ever after and rode motorcycles and watched sport on a big screen TV, went fishing and surfing, and played golf a lot, and drank beer and scotch and had tons of money in the bank and left the toilet seat up and farted whenever he wanted.

And also guys why the radiator fan never stops after a ride when the bike is in Neutral. I waited for almost 10mins after reaching home, but the fan never stopped.

There is not need to wait for the fan to stop, you can switch off the bike whenever you want. In fact when you are standstill there womt be any air flow to cool the engine hence the fans switch on, but when you are riding with no traffic then there will be constant airflow which cools the engine. Hence in highways at cruising speeds fan wont turn on.
The only way to cool the engine when standstill is just switch off the engine, if it's on then the temp wont come down and the fan has to switch on to cool it.

That is negligible, as long as the bike was safe and sound.

The purpose of the radiator fan is to cool the fluid in the radiator when the bike is not in motion or too less air flow is provided to the radiator. In such cases, the radiator fan may come on for lesser than one to two mins and turn off by itself. If the fan is not switching off, there can be two reasons, one is too low radiator fluid in the bike, and secondly you have a faulty fan relay/coolant temperature sensor. The fan relay is what tells the fan to turn off and switch on depending on the signal it receives from the ECM. A faulty relay would mean, once the fan is on, it won't switch off and the fan will be continuously on, unless the ignition is turned off. Also, being a new bike, the will tend to heat up more than normal, so the fan can sometimes stay longer.

Too low radiator fluid too can cause the same issue and throw "High Coolant Temperature" warning on your dashboard. So, make sure your radiator coolant is filled up properly, and keep track of the radiator fan working and switching off. If it's switching on and switching off normally, you're okay, but if your fan only switches on and doesn't turn off for a long period of time, either your relay or coolant temperature sensor is faulty, get them checked

    Cheers!
