Unicorn will give you the best mileage out of the ones listed, next comes Xtreme and Dazzler.
All of these should be low on maintenance.

As you need a bike with low on maintenance and good performance so you must be go for Unicon as this bike as good mileage and low maintenance, Yamaha FZ has low mileage and requires huge maintenance my friend own this bike and he his tired for this issue only another bike you mention here is CBZ xtreme though bike is good but I would suggest for Unicon.

Yamaha has high maintenance ?? can you tell what all the issues your friend faced with FZ .... Four of my friends are using FZ but they never came across such niggles so far....

All the three bikes which you mentioned has very good reliability... Please test ride all the three and choose yours

one of my frnd who say never ever buy a fz if you cannot pay for it and he says that FZ's chain is the only problem for it

I dont see the maintenance of FZ is very high ... as you mentioned the chain problem is because there is no chain covers for FZ if we properly lubricate the chain the problem can be solved ... This chain issue is not FZ specific it is common in all bikes that does not have a chain cover

Go for CB Unicorn...best for millage & low maintenance...

Honda Unicorn is dated, has a higher waiting period, has way lower features than dazzler. And a friend of mine got a unicorn just last month and man these guys have degraded the quality considerably to run after cost. The whole switch assembly was pretty disgustingly bad black plastic.

If you are considering Unicorn, then just close your eyes and go for Dazzler, you will get everything unicorn + much much more. However there is one thing unicorn offers that no other bike does, that thing is called resale value. Buy unicorn if you want dazzler/xtreme + resale value.

Yamaha FZ is great if you are going to be restricted to the city. If maintained properly it has as much maintenance cost as other bikes you listed. But it will not give you mileage more than 35. Be sure of that regardless of what people claim, and realise that mileage cost suck much more out of you than maintenance costs. Go ahead and buy the FZ if you want acceleration, handling, fun, looks. Dont buy FZ if you want good mileage, top speed or if you live where roads are bad.

CBZ xtreme with the updates is another very capable bike. If you do not like the look of dazzler, go for the xtreme. They both have their own pros and cons but both are actually more or less evenly matched.

Performance is a subjective term. Dazzler and Xtreme will give you good top end performance but only reasonable low and mid end performance. In exchange they will give you mileage. FZ will give you lots and lots of fun and superb low end performace, in exchange it will drink lot of petrol. Unicorn will give you good resale value
